The Ascott Limited has signed a 160-unit Citadines Westview Nairobi project in the city’s Kilimani district, with an opening targeted for early 2028, as part of a broader strategy to scale its Africa portfolio to 23 properties across 10 cities by 2028.

The development will operate alongside the existing Somerset Westview Nairobi, which features 162 serviced apartments, forming a dual-branded hospitality complex designed to capture rising demand for business travel, extended stays, and blended leisure experiences across East Africa.

Dual-Brand Development Targets Mixed Demand Segments

The Citadines Westview Nairobi project introduces a dual-brand model that combines short-stay hotel accommodation with long-stay serviced residences within a single development. This approach is intended to address diverse traveler needs, including corporate visitors, expatriates, digital nomads, and leisure guests.

The integrated model enables operators to cater to both short-term and long-term stays while supporting occupancy through flexible pricing strategies. It also positions the development as a lifestyle-driven destination rather than a standalone accommodation offering.

The new Citadines property will include a mix of hotel rooms, studio units, and one-bedroom apartments, along with food and beverage outlets, meeting and conference facilities, a swimming pool, and a fitness centre. These facilities will be complemented by existing amenities at Somerset Westview Nairobi, including rooftop dining and social spaces.

Nairobi Strengthens Position as Regional Business Hub

The project is located in Kilimani, a mixed-use district that has emerged as one of Nairobi’s key urban nodes, combining residential developments, corporate offices, retail centres, and nightlife. Its proximity to the central business district and commercial zones supports its appeal to business and bleisure travelers.

Nairobi continues to play a central role in East Africa’s travel and investment landscape. Jomo Kenyatta International Airport handles more than 7 million passengers annually, reinforcing the city’s position as a major aviation hub.

Kenya recorded approximately 2 million international visitors in 2023, with recovery trends continuing in subsequent years. Business travel accounts for a significant share of arrivals, supported by conferences, trade events, and regional corporate activity.

Africa Expansion Strategy Accelerates Portfolio Growth

The Nairobi signing is part of a wider expansion strategy by Ascott, which has secured 10 new property agreements across Africa within a year. Once operational, the company’s regional portfolio is expected to grow from two properties to 23 properties, representing more than 2,800 units across eight countries.

Key markets targeted in this expansion include Kenya, Morocco, Nigeria, and Ethiopia. In Ethiopia, additional projects are planned in Addis Ababa’s Bole district, reflecting a focus on high-growth urban centres with strong connectivity and commercial activity.

The expansion aligns with increasing demand for serviced apartments and aparthotels globally, particularly in markets with rising expatriate populations and extended-stay requirements.

Rising Demand for Flexible and Lifestyle-Driven Stays

The design and positioning of Citadines Westview Nairobi reflect evolving traveler preferences for flexible accommodation formats that combine work, living, and social environments. Demand for self-contained units, work-friendly spaces, and integrated lifestyle amenities continues to grow across both business and leisure segments.

Kilimani’s transformation into a hospitality cluster—driven by investments in boutique hotels, serviced apartments, and co-working spaces—supports this trend. The district’s accessibility to shopping centres, dining venues, and commercial hubs enhances its attractiveness for extended stays and hybrid travel patterns.

Conference Tourism and Investment Activity Support Growth

Nairobi’s role as a meetings and events destination remains a key driver of accommodation demand. The city regularly hosts regional summits, trade exhibitions, and international organisational events, contributing to steady hotel occupancy levels.

Serviced apartments are increasingly preferred by conference delegates and long-stay business travelers, particularly for multi-day engagements. The inclusion of meeting and event facilities within the Citadines development reflects a targeted approach to capturing this segment.

The project also underscores growing investor confidence in Nairobi’s hospitality and real estate sectors. Institutional investors are focusing on mixed-use developments that offer diversified revenue streams and align with urbanisation trends.

With continued population growth, infrastructure upgrades, and expanding digital connectivity, Nairobi is strengthening its position as a key destination for both investment and travel in East Africa. The Citadines Westview Nairobi project highlights how global operators are adapting to these dynamics through integrated and flexible hospitality models.
