IHG Hotels & Resorts has signed an agreement with Pekah Beach Resorts Sdn Bhd to develop a 350-room Kimpton hotel on Tanjung Aru Beach in Kota Kinabalu, marking the brand’s second Kimpton property in Malaysia. The beachfront project is scheduled to open in 2031, expanding the group’s luxury and lifestyle footprint in Southeast Asia.
The upcoming hotel will be located along the Tanjung Aru shoreline, a prominent coastal area in Sabah’s capital city. Positioned to capture both leisure and international travel demand, the property will offer direct access to the beach along with views of the South China Sea and Mount Kinabalu.
350-Room Beachfront Development Planned
The Kimpton Kota Kinabalu project will feature 350 guest rooms, making it a large-scale addition to the region’s upscale lifestyle hospitality segment. The development timeline aligns with long-term tourism growth in Kota Kinabalu, which serves as a key gateway to East Malaysia and a base for regional travel.
The beachfront location is expected to enhance the property’s positioning as a resort-style urban destination, catering to both leisure travellers and visitors seeking experiential stays with scenic surroundings.
Partnership Model Supports Expansion Strategy
The project is being developed in partnership with Pekah Beach Resorts Sdn Bhd, reflecting IHG’s continued reliance on an asset-light model. Under this approach, local partners lead development while the operator provides brand standards, operational expertise, and access to global distribution networks.
This strategy enables the company to scale its presence in emerging and established markets without direct ownership, while ensuring consistent brand delivery across its portfolio.
Full-Service Lifestyle Offering with Integrated Amenities
The hotel is planned as a full-service lifestyle property with a range of dining, leisure, and event facilities. Food and beverage offerings will include an all-day dining restaurant, a specialty dining venue, a Beach Club, and a pool bar.
Leisure amenities will comprise multiple swimming pools, fitness and wellness facilities, and dedicated spaces designed for relaxation and recreation. The property will also include flexible function rooms and a lounge for private and social gatherings, supporting both corporate and event-driven demand.
Kimpton Brand Expands Regional Presence
The signing strengthens the Kimpton brand’s presence in Southeast Asia, where it continues to expand its lifestyle portfolio. The Kota Kinabalu property will join Kimpton Naluria Kuala Lumpur, which opened recently at Tun Razak Exchange.
Globally, the brand operates more than 80 hotels, with over 60 additional properties in the development pipeline. In Southeast Asia, three Kimpton hotels are currently operational, with six more planned across key markets, including an upcoming property in Bali scheduled to open this year.
Malaysia Remains a Key Growth Market
The addition of Kimpton Kota Kinabalu aligns with IHG’s broader strategy to expand its luxury and lifestyle offerings in Malaysia. The company’s existing portfolio in the country includes brands such as InterContinental, Kimpton, and Hotel Indigo, with future debuts planned for Regent and Vignette Collection.
Kota Kinabalu’s positioning as a commercial and tourism hub, combined with its natural attractions and international connectivity, continues to attract investment in upscale hospitality developments. The new project contributes to the pipeline of branded hotels targeting both domestic and international travellers.
