Italy Branded Residences Set for Growth as Hotel Brands Expand
Italy Branded Residences lag France and Spain in supply, but experts say demand from wealthy buyers will grow as hotel brands expand across the country.
Italy Branded Residences are gaining ground as dual property hotels with residences take parts of Europe by storm. Industry leaders spoke on the topic at the Italian Hotel Investment Conference in Milan. They said success depends on tapping Italy's unique demand drivers. Those drivers are drawing investors to rural Italy, not just to Rome, Venice, Milan and Florence.
Italy Branded Residences Need Authenticity and Credibility
Cordula Laemmermann, managing director of Falkensteiner Residences, said Italy itself is a brand. In her view, not every brand fits everywhere. Brands must build a local connection and match the location and the lifestyle. That is harder in a country with a long cultural mark in food, arts, movies, fashion and retail.
She said credibility is what makes a brand successful in this market. Hotel brands can also remove most friction from the sales process. They can ease daily use for owners, whether they are on property or away. Buying branded real estate in Italy is an emotional journey as well as a financial one. Done well, it can justify a premium price.
Branded Hotels in Italy Lag Behind France and Spain
Kevin Meyer, chief investment officer at Omnam Group, said demand will only pick up. For luxury international brands, Italy has half the hotel branded residences of France. It has a third of what Spain offers. That gap points to room for growth.
Meyer said these assets attract high net worth individuals who have left London and the United States for personal and fiscal reasons. Italy's lifestyle is the pull. Bureaucracy, complex transactions and the language barrier now matter less to buyers. Investors also like holistic projects with a clearer exit timeline.
Marriott Stresses Delivering on the Brand Promise
Sam Barrell, director of mixed use development at Marriott International, said some global brands, including Marriott, have worked in branded residences for more than two decades. He said the key is to deliver on the brand promise. Buyers link a brand with quality and lifestyle. They are willing to pay a premium for both. The 157 room W Sardinia Poltu Quatu is one Marriott hotel in Italy that also has branded residences.
Rare Gems in Cities and Resorts
Meyer said Italy's urban markets may build premium pricing more slowly. They offer a more secure path to profit. Seaside and mountain resorts carry extra responsibility around sustainability and investor returns. Success comes from finding rare gems and telling a story around them. Aligned partners are also vital. Italy has 20 cities and regions with these selling points.
Competition and Future Growth
Barrell said Italy's broad appeal could produce many branded developments. Competition brings a need for greater differentiation. Laemmermann noted that some Italian markets now have mostly domestic owners. Over time, they should attract more international buyers.
