Lemon Tree Hotels expansion India signs two new properties in Raipur and Jalandhar with 138 rooms, expanding its footprint across Central and North India.
New Delhi, April 2026: Lemon Tree Hotels has announced the signing of two new properties in Raipur and Jalandhar, adding a combined 138 rooms to its pipeline as part of its expansion strategy across Central and North India. The developments include Lemon Tree Premier, Raipur with 78 rooms and Lemon Tree Hotel, Jalandhar with 60 rooms.
Both hotels will be operated by Carnation Hotels Private Limited, a wholly owned subsidiary of Lemon Tree Hotels Limited, reinforcing the group’s asset-light growth model. The signings are aligned with the company’s focus on tapping demand from business and leisure travel segments in emerging urban markets.
Raipur property to add 78 rooms with full-service facilities
Lemon Tree Premier, Raipur will feature 78 rooms designed with contemporary interiors. The hotel will include a restaurant, banquet and conference facilities, along with leisure amenities such as a swimming pool, spa, and fitness centre.
The property is located approximately 7 km from Swami Vivekananda Airport and 9 km from Raipur Railway Station, providing connectivity for both domestic travellers and corporate guests. Raipur’s position as an industrial and administrative hub has contributed to consistent demand across the year, supporting the development of branded hotel inventory.
The addition of a Premier category property in the city indicates a focus on higher-end business and event-driven demand, supported by facilities such as meeting spaces and wellness amenities.
Jalandhar hotel to strengthen presence in North India
Lemon Tree Hotel, Jalandhar will offer 60 rooms along with a restaurant, banquet and conference facilities. Similar to the Raipur property, the hotel will include a swimming pool, spa, and fitness centre, targeting both business and leisure travellers.
The hotel is located around 25 km from Adampur Airport and 2 km from Jalandhar Cantt Railway Station, ensuring accessibility for regional and intercity travel. Jalandhar’s established manufacturing base and strong diaspora connections contribute to steady travel demand, particularly from visiting business professionals and non-resident Indians.
The project is positioned to cater to midscale demand, with facilities designed to support events, meetings, and short-stay corporate travel.
Asset-light expansion through subsidiary management
Both properties will be managed by Carnation Hotels Private Limited, reflecting Lemon Tree Hotels’ continued reliance on a management-led expansion strategy. This approach enables the company to scale operations without direct ownership of assets, while maintaining brand standards and operational control.
The use of its wholly owned subsidiary for hotel management supports consistency across properties, particularly in new and developing markets where operational expertise is critical to performance.
This model also allows the company to partner with local developers while focusing on brand expansion and service delivery.
Focus on high-growth urban and industrial markets
The signings in Raipur and Jalandhar highlight Lemon Tree Hotels’ strategy of targeting cities with strong economic drivers and sustained travel demand. Raipur’s growth as a key administrative and industrial centre and Jalandhar’s manufacturing ecosystem position both markets as viable locations for branded hospitality development.
According to the company, these locations represent distinct demand profiles, with Raipur driven by industrial and government activity, and Jalandhar supported by manufacturing and international travel links through diaspora connections.
Vishvapreet Singh Cheema, President, Lemon Tree Hotels Ltd., said that both cities reflect different but consistent growth trajectories within India’s travel landscape, contributing to steady demand for accommodation.
The expansion also aligns with broader industry trends, where hotel operators are increasing their presence in tier II and tier III cities to capture rising domestic travel and business mobility. These markets are witnessing growing demand for organised hospitality options, supported by improving infrastructure and economic activity.
With these additions, Lemon Tree Hotels continues to strengthen its presence in emerging destinations, focusing on scalable growth through management contracts and partnerships across key regions in India.
