Sedgers Reef Hotel Iluka For Sale 2026 with $20 Million Price Guide
Sedgers Reef Hotel Iluka For Sale 2026: a near new waterside pub with 7,585sqm of land and a $20 million price guide. EOIs close November 11.
Sedgers Reef Hotel Iluka For Sale 2026 is the latest pub listing on the New South Wales north coast. The McGeary family has presented the historic waterside hotel to the market. It is an almost brand new pub in a spectacular spot at the mouth of the Clarence River, across from Yamba. Iluka sits around three hours' drive south of Brisbane.
Sedgers Reef Hotel Iluka For Sale 2026 Has a Long History
The venue was originally named the North Head Hotel. It has operated on the same site since 1874, which makes it the oldest operating business in the area. Fires destroyed the structure in 1921 and 1927. The hotel was rebuilt again in 1928. It took its current name in 1983, during 30 years of management by the Sedger family. It is the only pub in Iluka.
The old single storey building closed in early 2023. It was showing its age and was riddled with asbestos. It was demolished to make way for the fourth hotel on the site.
A $5 Million Rebuild Honours the McGeary Family
Owners Rodney and Dean McGeary wanted to honour their parents, Marie and the late Owen McGeary. They realised a dream more than a decade in the making with a lavish $5 million build. The new design is sleek and nautical. It has over 80 metres of water frontage and panoramic views across the river to Yamba.
The pub was constructed in late 2024. It holds a 2am licence and includes multiple bar areas, a commercial kitchen and dining, and a gaming room with 15 machines. A large outdoor beer garden and a manager's flat complete the offer. It reports weekly revenue of roughly $61k. The age of the building also provides significant depreciation benefits.
Land Size and Expansion Potential
The pub occupies a 2,634sqm block. It will be sold with two unused and undeveloped parcels of 4,951sqm. The total is 7,585sqm across three titles, zoned SP3 Tourist. The surplus land offers scope to expand the pub or add accommodation, subject to council approval. This makes it one of the more notable waterfront hotel for sale Australia opportunities this year.
Iluka is seeing higher visitation thanks to better regional access. The Woolgoolga to Ballina Pacific Highway upgrade is now complete. This supports the case for growth in local tourism.
Sale Process and Price Expectations
After a long ownership tenure, the McGearys are looking at other business opportunities. They are flexible on settlement and structuring options for approved operators. The hotel freehold going concern and property are likely to fetch around $20 million.
An Expressions of Interest campaign closes on Wednesday, November 11. HTL Property's Blake Edwards and Xavier Plunkett are managing it. They describe it as a rare opportunity for a large format waterside pub in the tightly held north coast region. Edwards said the trading footprint is expansive, with over an acre of surplus land to expand the operation or build an additional accommodation offering.
