Azora Closes €4.5 Billion Hotel Investment Fund 2026 for Southern Europe
Azora Closes €4.5 Billion Hotel Investment Fund 2026, its largest yet, to target hospitality and other assets across southern Europe.
Azora Closes €4.5 Billion Hotel Investment Fund 2026 as the Spanish group wraps up its latest and largest property investment vehicle. The Southern Europe Opportunities III fund, known as SEO III, has a total investment capacity of up to EUR4.5 billion. It will invest across southern Europe in hospitality and other sectors, including data centres.
Azora Closes €4.5 Billion Hotel Investment Fund 2026 With Global Backing
The fund attracted close to 30 investors from 16 countries. It brought in money from existing backers and new parties. Azora has already found destinations for around EUR1.2 billion of the funds. This marks a major step for the European hotel investment market.
A Seasoned Hotel Investor
Azora has an in house team of analysts. It can assess opportunities across living, hospitality, logistics, offices, urban assets and land. In the last 15 years, it has invested in more than 100 European hotel assets. It currently holds 46 hotels with more than 11,500 keys.
The Vivood Madrid Navalagamella project is its latest development. It is under construction in the countryside north west of Madrid. The four star property will have 66 boutique rooms.
Azora has also been realising value from earlier deals. In early 2025, partner Grupo Empresas Matutes acquired the remaining 75% stake in three hotels, two in Ibiza and one in Sicily. The deal was valued at EUR300 million.
Italy Becomes a Growing Focus
Azora recently opened a regional office in Milan. Simone Palmieri was appointed investment director for Italy. The group first entered the market in 2019 with the Grand Palladium Sicily resort, which has more than 450 rooms. It later added the Bluserena operating business and its 13 resorts.
Big international hotel brands have made less progress in Italy than elsewhere in Europe. This gives investors room to rebrand assets over time. IHG is building momentum, with Voco Parma and Congressi due soon. The Venice Times Hotel has opened under the Vignette Collection. A Crowne Plaza and Staybridge Suites project will follow in Milan in early 2027.
Benidorm Offers Limited Supply
Azora holds five hotels in Benidorm. New hotels are hard to deliver there, with only two planned openings. An Ibis Styles will open in late 2026. Minor International will open Tivoli Benidorm in late 2027 with 200 rooms. With such limited growth, Azora's assets stand in a strong operational position.
