Villa Nai 3.3 Croatia Three MICHELIN Keys Hotel is the only hotel in Croatia to hold the guide's top rating. It earned Three MICHELIN Keys in 2025 and renewed them in 2026. The property sits on the island of Dugi Otok, opposite Zadar. It has just eight rooms and suites. Up to sixteen guests can stay at once, and the whole hotel can be booked by a family or a group of friends.

Villa Nai 3.3 Croatia Three MICHELIN Keys Hotel Stands Alone

The MICHELIN Guide launched the Keys in 2024. They work for hotels the way stars work for restaurants. Three Keys is the highest level. In 2026, only 155 hotels worldwide hold three. The Villa Nai 3.3 Hotel Croatia opened in 2021 amid a 500 year old olive grove.

The hotel belongs to The Leading Hotels of the World. It has also been a Virtuoso member since 2023. In 2025, it was a finalist at the MICHELIN Guide Design and Architecture Awards. It was the only European hotel on that shortlist.

Architecture and Olive Grove by Nikola Bašić

Croatian architect Nikola Bašić designed the building. It slips into the hillside instead of dominating it. A roof covered in vegetation follows the land. The walls use stone dug out during construction. The complex is rated A+ for energy performance. It looks out over the islands of the Zadar archipelago.

The estate covers 40,000 m² of organic olive trees. Olives are pressed at the property's own mill on the day they are picked. The house oil, Nai 3.3, was the top ranked Croatian oil in the EVOO World Ranking in 2024 and 2025.

The price was checked on 17 October 2026.

Villa Nai 3.3 Exclusive Hotel Hire for Sixteen Guests

Guests can hire the entire property. Exclusive hire covers all eight rooms and suites, the olive grove, the pool and the jetty. Breakfast is served à la carte. Children of all ages are welcome with this option. The suites can take three cots. Rates are available on request by email.

Pool, Spa and Dining

The 23 metre infinity pool is filled with seawater. So is the indoor pool, which is designed as a grotto beneath a skylight. The spa also offers a Finnish sauna and olive based treatments. Guests can use an open air gym and a tennis court.

Two restaurants serve dinner from 5pm to 11pm. The 3.3 restaurant offers fine dining with food and wine pairings. Grotta 11000 focuses on cooking over fire. Chef Santosh Yadav will host guest Croatian chefs this season. Hrvoje Zirojević visits on 21 and 22 November. David Skoko follows on 12 and 13 December 2026.
