Bengaluru, April 2026: Brigade Group has entered into a joint venture with Bain Capital to develop a large-scale mixed-use project in Bengaluru, marking a significant institutional investment in the city’s commercial and hospitality real estate sector.
The project will be developed through a 50:50 partnership, reflecting a strategic collaboration between a domestic real estate developer and a global investment firm to capitalise on rising demand for premium office and hospitality infrastructure.
₹2,200 crore investment for integrated development
The joint venture will invest approximately ₹2,200 crore to develop the project, which will span around 11 acres of land in Whitefield, one of Bengaluru’s key commercial corridors. The development is planned as an integrated mixed-use project with a total built-up area of nearly 2 million square feet.
The scale of the investment highlights growing institutional interest in India’s commercial real estate market, particularly in high-growth urban centres like Bengaluru.
Office space and five-star hotel planned
The project will comprise Grade A office space along with a five-star hotel to be operated by an international hospitality brand.

The inclusion of a luxury hotel is expected to cater to business travellers and corporate demand generated by the surrounding technology and commercial hubs.
