A five storey white building stands beside a row of parked cars, with orange squares climbing its facade like a chequered flag. The picture is a concept image, and it shows the idea behind the Centara Budget Hotels Thailand plan. PTT Oil and Retail Business, known as OR, is partnering with Centara Hotels & Resorts to build budget hotels at PTT service stations.

The Bangkok Post reported the plan on October 4, 2026. The hotels would also appear in other locations with strong potential. For OR, the aim is simple: give drivers and travellers one more reason to stop.

What the Centara Budget Hotels Thailand Plan Includes

OR has signed a joint venture agreement with Centara to set up Pit Stop Hotel Co. OR holds 49% and Centara holds 51%. This OR Centara hotel partnership will develop the Pit Stop Hotel Thailand brand at stations and elsewhere.

The partners will start with six pilot hotels. They are planned for Don Mueang in Bangkok, Ayutthaya, Pattaya, Kanchanaburi, Hat Yai and Phuket. The estimated investment is 700 million to 1 billion baht.

Further growth will depend on how the pilots perform. If the business meets its targets, OR plans to expand through franchising. The first hotels are scheduled to open gradually during 2027 and 2028, with a network of 50 properties targeted by 2031.

Why a Fuel Retailer Wants Hotels

The hotels are part of a wider traffic goal. OR wants to lift daily visits across more than 2,000 PTT service stations from about 3.9 million to 5 million. Chief executive ML Peekthong Thongyai said the company is widening its range of businesses to match changing consumer lifestyles.

The PTT service station hotels would join convenience stores, Café Amazon outlets, laundries and other services. He said that reaching 5 million visits a day would raise EBITDA by about 5 billion baht. That figure shows why a fuel retailer is looking at beds as well as barrels.

The report gives two starting points for daily visits, about 3.9 million in one place and about 4 million in a quote. This is likely rounding. It still shows how early estimates can vary.

What Guests Can Expect

Each hotel will have five storeys, with 79 rooms and 10 capsule rooms. Average room rates are expected to start between 800 and 1,300 baht a night. The final price will depend on location and local competition.

Rajsuda Rungsiyakull, a senior executive vice president at OR, said the concept is meant to be convenient, clean, safe and good value for modern travellers. The hotels will adopt Centara's service standards. Centara's skill in hotel operations is one reason OR expects the venture to do well.

For the budget hotel development Thailand market, that pairing is notable. A fuel retailer brings locations and daily footfall, and a hotel group brings operating experience. Together they aim at the Budget hotels Thailand segment, where travellers watch every baht.

The Business Case

OR is targeting an occupancy rate of 75 to 80%. The standard payback period for a business of this type is estimated at seven to 10 years. The company also plans to keep construction costs below 1 million baht per room.

Those numbers set a long horizon. A payback of seven to 10 years means patient capital. For readers watching the Thailand hospitality industry, the plan shows that non oil companies see hotels as a way to deepen customer spending.

What the Report Leaves Open

Several questions remain. The report does not say which stations will host the first hotels, or how guests will book. It also gives no timeline for the franchising stage and no details of the capsule room design.

The figures are targets, not results. Occupancy, room rates and payback all depend on how the pilots perform. More about the partner is available on the official Centara Hotels & Resorts website.

For another look at how destinations and hotels respond to demand, see this report on the Dubai tourism recovery in 2026. Each shows how a hotel idea begins with where people already are.

Drivers have always pulled in for fuel, coffee and a rest. Now a clean bed may be waiting at the same stop. If the pilots prove the idea, the roadside could become one of Thailand's busiest places to sleep.
