Udaipur, April 2026: Chalet Hotels Limited (CHL) has entered Rajasthan’s hospitality market with the acquisition of a 144-room resort in Udaipur for a total consideration of ₹171 crore. The deal involves the purchase of Seasons Hotels Private Limited, the owning entity of Inder Residency Resort & Spa Udaipur, marking the company’s foray into a key leisure destination.

₹171 Crore Acquisition Marks Rajasthan Entry

The transaction represents Chalet Hotels’ first investment in Rajasthan, expanding its geographic footprint into one of India’s established leisure and wedding destinations. The acquisition was executed through the purchase of the owning company, enabling control over the existing resort asset in Udaipur.

The move aligns with the company’s strategy of targeting high-growth leisure markets, where demand is driven by destination travel, weddings, and corporate events. Udaipur, known for its strong positioning in these segments, has seen consistent demand across both domestic and international travellers.

144 Rooms Across 8.2-Acre Resort Property

The acquired property spans approximately 8.2 acres and includes 144 rooms, positioning it as a mid-to-large scale resort within the Udaipur market. In addition to accommodation inventory, the resort features open lawns and banqueting facilities designed to support weddings, meetings, incentives, conferences, and exhibitions (MICE), as well as leisure stays.

The presence of extensive event spaces is expected to enable the property to tap into Udaipur’s established wedding and social event market, which remains a key revenue driver for resorts in the region.

The resort’s scale and layout also provide flexibility in catering to multiple demand segments simultaneously, including individual travellers, group bookings, and large-format events.

Planned Upgrades and Temporary Closure

Following the acquisition, Chalet Hotels has indicated that the property will undergo a comprehensive upgrade and repositioning process. During this period, the resort will remain non-operational.

The refurbishment is expected to focus on enhancing the property’s overall quality, aligning it with the company’s portfolio standards, and improving its market positioning. The company has also highlighted potential plans for expansion, including the addition of more rooms, subject to feasibility and development considerations.

The temporary closure reflects a strategy of undertaking significant upgrades before relaunch, rather than continuing operations during phased refurbishment.

Focus on Leisure and Experience-Led Hospitality

The acquisition underscores Chalet Hotels’ increasing focus on leisure-driven markets, complementing its existing presence in business and urban hospitality segments. Udaipur’s positioning as a destination for experiential travel, weddings, and cultural tourism aligns with this strategic shift.

The company’s approach includes repositioning the asset to enhance guest experience, leveraging the property’s location and existing infrastructure. The integration of upgraded facilities and services is expected to support demand across both leisure and event-driven segments.

The move also reflects broader industry trends, where hotel operators are expanding into leisure destinations to diversify revenue streams and capture rising demand for destination travel.

Asset Repositioning and Long-Term Value Strategy

Chalet Hotels has indicated that the acquired property offers scope for value creation through refurbishment, repositioning, and potential expansion. The focus will be on upgrading the resort to align with evolving guest expectations and improving its competitive positioning within the Udaipur market.

The strategy includes enhancing both physical infrastructure and overall guest experience, with the aim of strengthening the property’s appeal across multiple segments. This includes leisure travellers, destination weddings, and corporate events, which are key contributors to revenue in the region.

The acquisition reflects a broader asset-led growth approach, where existing properties are acquired and upgraded to unlock additional value over time. By entering Udaipur with a sizable resort asset, Chalet Hotels establishes an operational base in Rajasthan, with potential for further expansion in similar markets.

The transaction highlights continued investment activity in India’s hospitality sector, particularly in established leisure destinations where demand remains resilient. With the addition of this property, Chalet Hotels expands its portfolio into a market characterised by strong event-driven demand and year-round leisure travel.
