Four New Properties Across Key U.S. Markets

The rollout includes Sleep Inn & Suites Ashland City, Tennessee, which opened in September 2025 with 52 rooms. Located near Nashville along the Cumberland River, the property targets leisure and regional drive-in travelers with access to outdoor recreation and surrounding natural attractions.

Sleep Inn & Suites Middletown, Pennsylvania, opened in March 2026 as a dual-brand property near Penn State Harrisburg and Harrisburg International Airport. Positioned within proximity to Hershey attractions and the Capitol District, the hotel is designed to cater to business travelers, families, and event-driven demand.

Two additional properties are scheduled to open in mid-April 2026. Sleep Inn & Suites Henderson, Nevada, is located near the Las Vegas market, offering access to major attractions including Allegiant Stadium, the Las Vegas Convention Center, and nearby outdoor destinations such as Lake Mead and Hoover Dam.

Sleep Inn & Suites Savannah, Tennessee, will introduce an 82-room riverfront property along the Tennessee River, providing access to local attractions such as Shiloh National Military Park and Pickwick Lake, with a focus on leisure and heritage tourism.

Performance Indicators Show Early Gains

Initial performance data indicates that the Scenic Dreams prototype is contributing to improved operating metrics. Renovated Sleep Inn properties have recorded a RevPAR premium of +1.71, reflecting stronger revenue performance compared to previous benchmarks.

Guest satisfaction scores have also improved, with properties completing upgrades achieving an average Likelihood to Recommend (LTR) score of 8.36 in 2025, representing a 0.25-point year-on-year increase. These metrics suggest positive guest reception to the updated design and service approach.

The performance uplift underscores the brand’s effort to align physical product improvements with evolving guest expectations in the midscale segment.

Design Focus on Wellness and Efficiency

The Scenic Dreams prototype emphasizes a wellness-oriented guest experience through features such as natural light integration, calming color palettes, and regionally inspired design elements. Public spaces and guest rooms are designed to support both relaxation and productivity.

From a development perspective, the prototype incorporates streamlined building layouts and optimized back-of-house configurations aimed at reducing construction complexity and ongoing operational costs. This approach is intended to improve long-term economics for hotel owners and developers.

The design strategy reflects a broader industry trend toward combining guest experience enhancements with cost efficiency in new-build hotel projects.

Pipeline Expansion and Brand Positioning

Choice Hotels reports that more than 40 Scenic Dreams prototype properties are currently in the development pipeline, indicating continued expansion of the concept across the Sleep Inn portfolio. The rollout is expected to support brand consistency while allowing flexibility for market-specific adaptations.

Sleep Inn currently operates over 440 hotels worldwide and is positioned within the midscale segment, offering standardized amenities such as complimentary breakfast, Wi-Fi, and fitness or pool facilities.

Strategic Focus on Midscale Growth

The latest openings highlight Choice Hotels’ continued investment in the midscale segment, which remains a key growth area due to its balance of affordability and service expectations. By integrating design upgrades with operational improvements, the company aims to strengthen its competitive position in this category.

The Scenic Dreams initiative reflects a shift toward more experience-led offerings in midscale hospitality, where guest expectations increasingly include elements of wellness, design, and comfort alongside value.

With new properties entering diverse markets and a growing pipeline in place, Sleep Inn’s updated prototype is positioned as a central component of Choice Hotels’ long-term development and brand evolution strategy.
