Hotel Stellen San Diego Gaslamp Set for Major Renovation

Beneath the bold blue, gray and yellow facade that has defined a Gaslamp Quarter hotel for more than a decade, construction crews will soon begin stripping away a look guests have come to recognize on sight. Hotel Stellen San Diego Gaslamp is the name replacing what has operated for years as the pineapple themed Hotel Z, part of a renovation that a new owner says has been overdue since 2015.

A New Owner Steps In

Portland based Stoa Lodging purchased the Sixth Avenue property earlier this year for 25.2 million dollars, roughly 8 million dollars less than what it sold for more than a decade ago. The hotel had not been renovated since its previous operator, Pineapple Hospitality Group, first transformed the building. Stoa founder Taylor Jacobs said he had walked past the hotel countless times before it came up for sale. "I love the Gaslamp and when it came available and we had a chance to make a run at it, we thought we could be good stewards for its next life," he said, adding that while Pineapple had built a loyal following, "it hadn't really been updated since 2015, so it's due for a new facelift and a new reconcepting for the next decade."

What the Renovation Will Change

The overhaul touches nearly every visible element of the property. Guestrooms will receive new furnishings and laminate wood flooring in place of carpeting, along with an accent wall finished to mimic natural plaster and locally sourced art throughout guestrooms and public spaces. The exterior will shift from its current bold color scheme to an off white shade accented with metal louvres, while tall, retail style windows will brighten the lobby and add curbside presence along Sixth Avenue.

A Building With a Longer History

The property's story predates Hotel Z entirely. Originally a single resident occupancy building known as the Baltic, the 28 year old, four story structure was gutted by developer J Street Hospitality, which converted its 221 small apartment units into 96 contemporary guest rooms. Stoa's renovation will grow that count further, dividing eight of the hotel's largest rooms into two, bringing the total to 100.

A First Restaurant for the Property

Perhaps the most significant addition is food and beverage service, something Hotel Z has never offered. A portion of the lobby will become a cafe serving coffee and light bites by day, transitioning to cocktails in the evening, giving the property its first dedicated dining outlet.

Joining a Recognized Collection

Once complete, the Stellen will join Series by Marriott, a portfolio of independent midscale and upscale properties, giving the renovated hotel access to Marriott's distribution and loyalty infrastructure while retaining its own distinct identity.

Renovating Amid Neighborhood Concerns

The project arrives as the Gaslamp Quarter faces scrutiny following recent disorderly conduct incidents, prompting the San Diego Police Department to launch a targeted enforcement operation nearby. Jacobs said he remains confident in the district's trajectory. "I was just down there two weeks ago, and the Gaslamp was bustling with conference and convention goers and tourists, so you still see that still going on."

What a New Name Signals

Hotel Z will keep operating throughout construction, guests checking in even as the building around them slowly changes shape. By the time the Stellen debuts next March, the pineapple theme that once defined this corner of Sixth Avenue will belong to the neighborhood's memory rather than its skyline.
