Kamshet, Maharashtra, May 7, 2026: Indian Hotels Company Limited (IHCL) has signed a 30-key Tree of Life resort in Kamshet, Maharashtra, stepping into the fast-rising Kamshet–Lonavala–Pawna leisure belt. The catch? This isn’t a fresh build. It’s a rework. And the plan is to double the room count as part of a full repositioning push.

30-key resort to be upgraded with expanded inventory

The current 30-key property will be stripped back and rebuilt to match Tree of Life’s boutique positioning.

IHCL isn’t just tweaking rooms. It’s upgrading infrastructure and pushing capacity up to nearly double. That’s a clear signal, they’re betting on volume as much as experience.

And this is the bigger play: instead of waiting years on new builds, they’re picking up existing assets and reworking them for faster returns.

The site leans heavily on its natural edge, open views of the Sahyadri hills. That’s the sell.

Location gains traction as drive-to leisure destination

Kamshet–Lonavala–Pawna isn’t a fringe market anymore. It’s becoming core weekend territory.

Close to Mumbai and Pune, easy to drive, and built for short stays. That mix is pulling steady demand, from quick getaways to corporate offsites.

And travellers are changing how they move. Short trips. Less planning. More “leave Friday, back Sunday.”

That’s exactly where Tree of Life fits, smaller properties, slower stays, and tighter guest groups.

Resort to offer experiential and event-led infrastructure

This won’t be just a stay-and-leave property.

The resort is being built with layered usage in mind, restaurant, bar, pool, and an outdoor nature spa.

But the real revenue drivers sit elsewhere.

A glasshouse with lawns. An amphitheatre. Spaces designed for weddings, private events, and offsites.

And then the experience layer, organic farming, wine and jam making, lakeside dining.

Not add-ons. Core hooks to keep guests on-property longer.

Partnership structure and development approach

The project is being developed with Kalyan Borade, under a partnership model.

IHCL brings the brand and operating muscle. The local partner brings land and execution.

It’s a familiar setup now. And it’s spreading fast across leisure markets.

Because in these locations, local knowledge isn’t optional, it’s critical.

Tree of Life expands footprint in experiential hospitality

This marks Tree of Life’s formal entry into Kamshet, and another step in IHCL’s push into boutique, experience-led stays.

These aren’t large hotels. They’re smaller, quieter, and built around privacy and local flavour.

Demand is clearly moving in that direction. Especially in drive-to destinations.

And operators are following the money, weekend travel, short-haul breaks, and experience-first bookings.

The project is still in signing stage. But the intent is clear: take an underutilised asset, rebuild it fast, and plug it into a market that’s already moving.

No waiting. No overbuilding.

Just sharper positioning.
