DEHRADUN, May 18, 2026: Kaara Hotels has opened Kaara Dehradun in Badripur, Dehradun, a phased hotel development that will deliver 100 rooms at full buildout, positioned to serve leisure travellers, destination wedding clients, corporate event organisers and weekend visitors drawn to Uttarakhand's gateway city. The launch is part of an asset-light expansion strategy through which the company is targeting a portfolio of 120 hotels and Rs 500 crore in annual revenue by FY30-31, operating from a base it established at founding in 2021.

Kaara Hotels is five years old. It has a live property in Gurugram, and now Dehradun. The ambition the numbers represent, 120 hotels, Rs 500 crore revenue, within nine years of founding, is substantial. The first phase of Kaara Dehradun delivers contemporary guest rooms alongside banquet and lawn spaces designed for events, a multi-cuisine restaurant, recreational facilities and parking infrastructure. The second phase, yet to be built out, will add 56 rooms, a swimming pool, a gymnasium and additional dining facilities, completing the property's full 100-room complement.

The two-phase development model reflects the practical reality of building a hotel in a growing market where the demand is present but the pace of demand growth justifies phased capital deployment rather than a full build from day one. Getting operational in Dehradun now, with the first-phase product, establishes the brand in the market and generates the revenue and reputation that underwrites the second-phase investment.

The Badripur location gives Kaara Dehradun a set of geographic advantages that are worth unpacking. The property sits approximately 18 km from Jolly Grant Airport and 6 km from Dehradun Railway Station, accessible from both the city's rail and air gateways without being inside the city's more congested central areas. Leisure travel has been building on the back of Mussoorie's sustained popularity and the broader Garhwal Himalayas' growing recognition as a trekking and adventure tourism base. Destination weddings in Dehradun have been gaining traction as families look for alternatives to the saturated Rajasthan circuit. The asset-light approach, managing hotels owned by third-party investors rather than owning the real estate- is the model that has allowed newer Indian hospitality brands to scale rapidly without the capital constraints of property acquisition.

120 hotels by FY30-31 from a current base of two operational properties is an ambitious number. It requires signing approximately 12 to 15 new hotels every year for the next eight years while simultaneously growing the revenue per hotel and the brand's operational track record to the level that attracts the owner-partner relationships on which an asset-light model depends. Getting Dehradun right, building a reputation in a market that matters to the leisure, wedding and corporate traveller simultaneously, is exactly the kind of proof of concept that makes the next set of conversations with potential owner-partners easier.

Kaara Hotels' Dehradun launch is the most significant single step in that journey so far.
