Kolasin Valleys Opens Phase One with Swissôtel, Targets 23 Properties

Kolasin, Montenegro, April 2026 — Kolasin Valleys has commenced phased operations in northern Montenegro, marking the launch of a large-scale mountain resort development that will ultimately include 23 hotel and residential buildings, 73 private chalets and more than 100 kilometres of ski trails.

The project is being introduced in stages, with initial operations already underway as part of a broader plan to establish one of the largest and most modern mountain resorts in the Balkan region. Designed as a year-round destination, the development aims to serve both winter sports travellers and summer outdoor tourists.

Phased rollout begins with flagship hotel operations

The first phase of the resort is anchored by a flagship hotel that has been operational since 2025, forming the foundation for future expansion. Additional hospitality developments are in the pipeline, with four more internationally branded hotels expected to open by the end of 2026.

The phased approach allows the destination to begin attracting visitors while construction continues across multiple components of the master plan. This strategy supports early revenue generation and gradual scaling of infrastructure and services.

Once completed, the resort will feature a mix of hotels, residential units and leisure facilities, positioning it as a comprehensive tourism and lifestyle destination in the region.

Large-scale infrastructure with 100 km ski network

The Kolasin Valleys project is being developed across two mountain elevations, approximately 1,450 metres and 1,600 metres above sea level. These altitudes provide varied terrain suitable for skiing and snowboarding, along with panoramic mountain views.

The resort will include more than 100 kilometres of ski trails, forming a key component of its winter tourism offering. The scale of the ski infrastructure is expected to position the destination as a significant player within the European mountain tourism market.

In addition to winter sports, the development is structured to support year-round activity. During the summer season, the focus will shift to outdoor recreation such as hiking, cycling and wellness programmes, ensuring continuous visitor flow beyond peak winter months.

Connectivity improvements support tourism access

The resort is located approximately one hour by road from Montenegro’s capital city, supported by a newly developed high-speed motorway that enhances accessibility for domestic and international travellers. The improved road network also connects the destination to the Adriatic coast in under two hours.

Air connectivity is expected to strengthen further with planned expansion at the country’s main international airport. In addition, a new airport under development in Berane is projected to significantly reduce travel time to the resort once operational.

These infrastructure developments are expected to improve ease of access and support increased tourist inflows to the region.

Mixed-use model combines hospitality and real estate

The Kolasin Valleys project integrates hospitality, residential and leisure components within a single master plan. The development will offer a range of accommodation formats, including hotels, private chalets and branded residences.

In total, the project will include 23 buildings alongside 73 chalets, supported by amenities such as more than 30 restaurants, spa facilities and wellness services. This diversified offering is designed to cater to different traveller segments, including short-term visitors and long-stay guests.

The residential component also opens opportunities for foreign buyers, supported by Montenegro’s regulatory framework that allows international property ownership without restrictions.

Strategic push to expand northern tourism

The development of Kolasin Valleys represents a significant step in Montenegro’s efforts to expand its tourism footprint beyond coastal destinations. By establishing a large-scale resort in the northern region, the country aims to diversify its tourism portfolio and attract new visitor segments.
