The Fern Hotels signs three Gujarat properties under Series by Marriott, expanding its hospitality footprint across the state.

AHMEDABAD, May 21, 2026 — The Fern Hotels & Resorts has signed three new properties in Gujarat under the Series by Marriott brand framework, adding hotels in Rajkot, Vadodara and Surat to its development pipeline and taking the group's total Gujarat portfolio to 40 operational and upcoming properties.
The three signings, each backed by a different local owner-partner, extend The Fern's footprint across Gujarat's three largest commercial cities and reinforce the group's position as one of the most active domestic hotel operators in the state.
The Fern Residency Rajkot: 77 keys at KKV Circle, opening 2028
The Fern Residency Rajkot, KKV Circle, Series by Marriott will offer 77 rooms and suites in a central Rajkot location. The property will include an all-day dining restaurant, a conference room and a banquet hall covering corporate events, meetings and social gatherings. The hotel is scheduled to open in 2028.
The development partner for the Rajkot property is Aan Luxury Private Limited, represented by Director Shraddha Shyambhai Raichura, who said the partnership with The Fern Hotels & Resorts was aimed at delivering quality service standards and thoughtfully designed facilities for guests visiting the city.
The Fern Habitat Vadodara: 98 rooms, opening second half of 2026
The Fern Habitat Vadodara, Series by Marriott will provide 98 rooms and suites, along with an all-day dining restaurant, conference room and banquet hall targeting business and leisure demand in Vadodara. The property is the earliest of the three to open, with a target date in the second half of 2026.
The Vadodara hotel is developed in partnership with Talekar Brother's Private Limited, whose Director, Roshan Talekar, called the association a milestone for the upcoming property and said the partnership would address the growing demand for quality hospitality in the city.
LPS The Fern Surat: 182 rooms on Gaurav Path Road
The largest of the three signings, LPS The Fern Surat, Gaurav Path Road, Series by Marriott, will offer 182 rooms and suites alongside an all-day dining restaurant, a terrace bar and event facilities including a conference room and banquet hall. The Surat property is the most substantive addition by room count, positioned to serve both business and leisure travellers in one of Gujarat's fastest-growing cities.
The owner for the Surat property, Dharmendrabhai Savani, said the collaboration with The Fern Hotels & Resorts was designed to create a hospitality experience built on comfort, quality service and curated facilities for today's business and leisure traveller.
Gujarat remains a strategic priority market for The Fern
Suhail Kannampilly, Managing Director of The Fern Hotels & Resorts, said the state's industrial activity, commercial growth and rising demand for quality hospitality make it a continuing priority for the group. "Gujarat continues to be an important growth market for us, driven by its strong industrial presence, business opportunities and steadily growing demand for quality hospitality offerings," Kannampilly said.
The three signings form part of a broader expansion drive by The Fern Hotels & Resorts under its partnership with Marriott International. The Fern-Marriott collaboration recently crossed 75 hotel signings and 50 openings across India in under six months, according to the group, making it one of the most active managed hotel pipelines in the Indian domestic market.
Series by Marriott: the operating framework behind the signings
Series by Marriott is Marriott International's soft brand framework, which allows independently owned hotels to access Marriott's global distribution, loyalty infrastructure and operational standards while retaining their own identity and name. The model suits domestic Indian hotel groups such as The Fern that have established regional brand equity and want to add global reach without converting to a Marriott core brand.
For guests, affiliation with Series by Marriott means the properties are bookable through Marriott Bonvoy, with points earning and redemption available across all three Gujarat properties on opening.
