Atmantan Hyderabad Wellness Retreat Expands With IHCL Backing
Atmantan Hyderabad wellness retreat signs a 100-room, 50-acre luxury wellness retreat with Swela Realty, targeting opening in 2028-29.
HYDERABAD, June 1, 2026: Atmantan Wellness Centre, part of The Indian Hotels Company Limited (IHCL), has announced a new luxury wellness retreat in Hyderabad in partnership with Swela Realty LLP. The project, a 100-room development spanning 50 acres, located approximately one hour from Rajiv Gandhi International Airport, is expected to open in 2028-29. It will feature more than 180,000 sq ft of built-up area, including 80,000 sq ft dedicated entirely to wellness infrastructure, targeting a daily capacity of 130 to 150 guests.
The story behind this particular project is more personal than most hotel development announcements. Swela Realty LLP is led by Swaran Charlakola and Spoorthi Reddy, and the Hyderabad wellness destination was conceived as a tribute to their mother, the late Dr. Sweta Reddy, who had carried a vision for a world-class wellness centre in the city. That origin gives the project a different kind of conviction than a purely commercial venture, and it shaped how the Atmantan founders responded when they first saw the land.
Atmantan Hyderabad Wellness Retreat Signs 50-Acre Destination With Swela Realty in Partnership
Sharmilee Kapur and Nikhil Kapur, the Founders of Atmantan, described the moment of decision with a directness that goes beyond standard partnership language.
"We were immediately drawn to the natural beauty and energy of this land. Equally meaningful was meeting Mr. Swaran Charlakola and his family, whose deep-rooted belief in wellness and healing is shaped on the strong foundation of natural medicine. Their vision is closely aligned with our conviction that wellness must be integrated, evidence-based, and designed to create lasting outcomes. Together, we look forward to creating a destination in Hyderabad that will help people reclaim their health, reconnect with nature, and experience the very best of integrated wellness. Atmantan specialises in large-format Wellness Centres, and this destination, like all our future projects, will also be in the range of 100 rooms, giving us capacity for around 130-150 guests per day. Our model of Integrated Wellness is something people in India and overseas are seeking actively."
— Sharmilee Kapur and Nikhil Kapur, Founders, Atmantan Wellness Centre
The phrase "evidence-based, and designed to create lasting outcomes" is the pivot point in Atmantan's market positioning. The wellness hospitality sector in India is expanding rapidly but unevenly, at one end, properties adding spa treatment menus and meditation decks to existing resort infrastructure; at the other, purpose-built centres with genuine clinical and therapeutic depth. Atmantan has been operating at the second end of that spectrum since its founding, and the 80,000 sq ft of dedicated wellness infrastructure at the Hyderabad property reflects an operator who understands the difference between a wellness amenity and a wellness destination.
Swaran Charlakola on Longevity as a Fundamental Shift, Not a Trend
Swaran Charlakola, Director of Swela Realty LLP, framed the project's purpose with a clarity that reflects his family's own long-standing commitment to natural and holistic health rather than a recently acquired interest in wellness tourism.
"This partnership with Atmantan marks an important step in bringing a world-class integrated wellness destination to Hyderabad. The world is talking more openly about longevity. As strong believers in the power of natural and holistic health, we recognise that the global conversation around longevity is not a passing trend, but a fundamental shift in how people aspire to live. We are looking forward to building a sanctuary with the Atmantan Team that will give life to this shared ambition, long-term value, and a commitment to redefining wellness in the region."
— Swaran Charlakola, Director, Swela Realty LLP
The longevity framing is the right one for where the global wellness market is heading. The demand for wellness that extends beyond relaxation, toward preventive health diagnostics, therapeutic interventions, longevity protocols and evidence-based lifestyle medicine, has been building steadily among the high-net-worth and upper-middle-class segments that Atmantan targets. That demand is no longer confined to international wellness destinations. It is actively seeking credible Indian alternatives that combine medical rigour with the quality of hospitality experience that a premium property can deliver.
A Programme Built Around Prevention, Diagnostics and Stress Management
The Hyderabad retreat will offer programmes focused on preventive health, diagnostics, therapeutic interventions, stress management and holistic wellness, a range that places it clearly in the integrated wellness category rather than the luxury spa category. Diagnostics and therapeutic interventions are the differentiating elements here. A wellness retreat that includes genuine health screening, personalised programme design based on clinical assessment and measurable outcomes is a qualitatively different product from one that offers the same massage and yoga timetable to every guest regardless of their health profile.
Hyderabad was selected for the project specifically because of its growing focus on wellness, strong connectivity to major Indian cities and access to international markets. The city's substantial NRI and overseas Indian community, its senior pharmaceutical and life sciences corporate population and its growing reputation as a health and medical tourism destination all feed into a demand profile well-suited to what Atmantan is building.
Gold LEED Certification Target, Biophilic Design and Ecological Preservation
The sustainability commitments built into the Hyderabad project reflect both Atmantan's existing design philosophy and a growing expectation from the premium wellness traveller that a property claiming to improve their health is also operating responsibly in terms of its own environmental footprint. The project will incorporate ecological preservation across the 50-acre site, biophilic design elements that bring the natural landscape into the built environment, local cultural integration and an aspiration for Gold LEED certification.
Biophilic design is particularly significant in the context of a wellness centre. The relationship between access to nature, real access, not a carefully staged view through a lobby window, and measurable improvements in stress markers, sleep quality and psychological wellbeing is well-documented in the research literature. A 50-acre site with ecological preservation as a design principle rather than a liability to manage gives the Hyderabad property the kind of nature depth that a wellness centre built on a smaller urban plot cannot achieve regardless of how carefully its interiors are designed.
IHCL's Atmantan Partnership and the Wellness Segment's Growing Institutional Depth
Atmantan's association with IHCL gives the brand distribution access, institutional credibility and the kind of operational infrastructure that an independent wellness operator would take considerably longer to build from scratch. For IHCL, the Atmantan investment fits a strategy of extending the group's hospitality portfolio into adjacent segments, wellness, experiential and curated leisure — where demand growth is strong and where the Taj brand alone cannot cover the full range of what its customer base is seeking.
The Hyderabad signing adds a significant new node to what Atmantan's expansion pipeline is building toward, large-format, purpose-built wellness centres in cities with the right demand profile, the right access to natural land and the right owner-partner conviction to match the operator's standards. The 2028-29 opening timeline gives the development team the runway to build the 80,000 sq ft of wellness infrastructure that the programme requires, without cutting corners on the ecological or design brief that makes the product what it needs to be.
