Avani Mooloolaba Beach Hotel Opens on Sunshine Coast with 180 Rooms and Rooftop Hospitality Experience
Avani Mooloolaba Beach Hotel opens on the Sunshine Coast, boosting Queensland tourism with 180 rooms, rooftop dining, and luxury hospitality experiences.
Avani Mooloolaba Beach Hotel has officially opened on Queensland’s Sunshine Coast, introducing 180 new rooms and becoming the region’s first full-service internationally branded hotel in more than four decades. The launch of Avani Mooloolaba Beach Hotel marks a major milestone for Queensland tourism and strengthens hospitality infrastructure in one of Australia’s most popular coastal destinations.
Located just 100 metres from Mooloolaba Beach, the new 12-storey property has been developed, owned, and operated by KPAT Hotels under a franchise agreement with Bangkok-based Minor Hotels. The opening significantly boosts accommodation capacity for the Sunshine Coast, which continues to experience strong demand from both leisure and business travellers.
The 4.5-star Avani Mooloolaba Beach Hotel features 180 guestrooms ranging from 27 square metres to 45 square metres, with options offering ocean or hinterland views. Interconnecting room configurations have also been designed to cater to families and group travellers.
A major highlight of the property is Sully’s Rooftop, the hotel’s rooftop dining venue overlooking the Sunshine Coast coastline. The hotel also includes First Avenue Cellar & Bar, wellness facilities such as AvaniSpa and AvaniFit, meeting spaces, and an ocean-view wedding venue.
Hospitality industry experts say the opening arrives at a crucial time for Queensland’s tourism sector, particularly as the state prepares for increased visitor demand ahead of the 2032 Olympic Games. Industry leaders have repeatedly highlighted the shortage of quality hotel inventory across several Queensland destinations, making new hospitality developments increasingly important.
Kenneth Wagner, Managing Director of KPAT Hotels, stated that the project reflects a long-term investment in strengthening the Sunshine Coast’s ability to attract higher-yield tourism, business events, and year-round visitation.
Tourism analysts believe internationally branded properties like Avani Mooloolaba Beach Hotel help elevate destination appeal by introducing globally recognised service standards, premium guest experiences, and enhanced tourism infrastructure.
The opening also expands Minor Hotels’ Australian hospitality portfolio, following the recent debut of Avani Living Queen’s Wharf Residences in Brisbane. The company continues to strengthen its presence across key Australian tourism destinations through strategic hotel developments.
Queensland Tourism Industry Council CEO Natassia Wheeler noted that additional hotel developments are essential to support Queensland’s growing visitor economy and maintain competitiveness in both domestic and international tourism markets.
The Sunshine Coast has experienced sustained tourism growth in recent years due to its beaches, lifestyle appeal, and expanding event and conference sector. Hospitality experts say the arrival of Avani Mooloolaba Beach Hotel provides a much-needed premium accommodation option for travellers seeking full-service beachside stays in the region.
With rooftop hospitality experiences, wellness amenities, and expanded room inventory, Avani Mooloolaba Beach Hotel is expected to play a significant role in supporting Queensland tourism growth while enhancing the Sunshine Coast’s position as a leading Australian leisure and business travel destination.
