MOTIHARI, May 26, 2026: Cygnett Hotels & Resorts has signed Cygnett Inn Motihari, a brownfield hospitality project in Motihari, East Champaran district of Bihar, with an expected operational date of December 2026, furthering the company's expansion across Tier II and Tier III markets in India.

The hotel will operate under Cygnett Inn, the group's contemporary midscale brand, and is designed to serve business travellers, social gatherings and leisure guests in and around Motihari, a regional centre in northern Bihar that has seen growing commercial activity and improving connectivity in recent years.

Rooms and guest facilities

Cygnett Inn Motihari will feature 70 well-appointed rooms alongside an all-day dining restaurant, a gymnasium, a spa and a swimming pool. The room count and amenity mix position the property as the most comprehensively facilitated branded hotel in the Motihari market, targeting corporate travellers, long-stay guests and visitors attending events in the city.

The project was designed from the outset with a significant focus on events and social functions, a deliberate decision that reflects the pattern of demand in a Tier II city like Motihari, where weddings, celebrations and community gatherings drive hotel revenue alongside business travel.

Banquet and event infrastructure: the defining feature

The property's banqueting and event infrastructure sets it apart from most existing hotel options in the region. Three dedicated event venues include a 5,500 square foot banquet hall connected to a 17,000 square foot outdoor lawn, a combined indoor-outdoor format suited to large weddings, receptions and social functions that require flexible arrangement across multiple spaces.

Two dedicated meeting spaces measuring approximately 1,600 square feet and 575 square feet respectively address the corporate segment, providing purpose-built venues for conferences, corporate meetings and private events that are rarely available to required standard in Tier II markets without booking a full hotel for the purpose.

Motihari: a regional centre with historical and commercial significance

Motihari is the administrative headquarters of East Champaran district, best known historically as the site of Mahatma Gandhi's first civil disobedience campaign in India, the Champaran Satyagraha of 1917, in which Gandhi organised indigo farmers against the British colonial plantation system. The city draws heritage visitors and has a consistent administrative and commercial demand base given its district headquarters status.

Trade, educational activity and regional business movement underpin the demand for organised hospitality infrastructure in the city. Motihari's location on Bihar's northern transport corridor also gives it transit and commercial connectivity to Nepal, adding a cross-border commerce dimension to its hospitality market.

Sarbendra Sarkar on Bihar and Tier II expansion

Sarbendra Sarkar, Founder and Managing Director of Cygnett Hotels & Resorts, said the hospitality sector is shifting decisively beyond India's traditional metro markets and that demand for quality branded accommodation and event infrastructure is growing across emerging cities. "Hospitality demand in India is increasingly expanding beyond traditional metro markets," Sarkar said. "We are witnessing growing demand for quality branded accommodation and event infrastructure across emerging cities, driven by regional economic activity, improving connectivity, and evolving travel patterns."

He described Motihari as a market with strong long-term potential and said the signing aligns with Cygnett's strategy of strengthening its presence across high-growth destinations in India's Tier II and Tier III segments.

Cygnett Inn Motihari, Bihar and East India presence

The Motihari signing adds to Cygnett Hotels & Resorts' growing presence in Bihar and the broader East India market. The group has been active across the region's emerging hospitality markets and has signed properties in spiritually significant destinations including Ayodhya. The Cygnett Inn brand operates in the midscale segment, targeting a guest profile that expects consistent service and modern amenities without full-service pricing.
