Espire Hospitality Limited is accelerating its expansion across India with plans to reach 50 hotels by the end of FY27, supported by a rapid increase in inventory from 500 keys to 1,500 keys in FY26 and a growing pipeline of signed and upcoming properties. The company currently operates 22 hotels and has outlined a structured growth plan combining owned assets, homegrown brands, and partnerships with global operators.
Rapid portfolio expansion and pipeline growth
The company has expanded from just two hotels to 22 operational properties within three years. Its current development pipeline includes 30 signed hotels and an additional 30 under active discussion, positioning the group for continued scale-up across multiple regions in India.
Espire Hospitality added 1,000 keys in FY26 alone, representing a threefold increase in room inventory within a year. The company has also committed to adding a minimum of 1,000 keys annually over the next three years, indicating sustained expansion momentum.
This growth strategy is supported by a dual model that combines ownership of assets with operational control, allowing the company to maintain consistency in service standards and long-term asset value creation.
Owner-operator model and luxury positioning
Espire’s expansion strategy is anchored in its owner-operator approach, enabling it to invest directly in asset development while also managing operations. This model allows greater flexibility in design, guest experience, and long-term planning compared to purely management-led structures.
A key milestone in its growth journey was the opening of Six Senses Fort Barwara in Rajasthan in 2021, developed in partnership with a global hospitality operator. The property, located within a 700-year-old fort, has been positioned in the ultra-luxury segment and has recorded the highest average room rates in India for four consecutive years.
The company is further strengthening its ultra-luxury portfolio with three additional owned assets planned in Mussoorie, Navi Mumbai, and near Vrindavan. These properties are expected to be operated by international luxury brands, reinforcing Espire’s positioning as an asset owner partnering with global operators.
Expansion of homegrown brands across segments
Alongside luxury developments, Espire is scaling its proprietary brands to drive volume growth. The Country Inn portfolio, originally concentrated in Uttarakhand, has been repositioned as a broader value-led offering with presence across multiple destinations including Amritsar, Varanasi, Rishikesh, Goa, Udaipur, and Gurgaon.
The brand currently operates 16 hotels and has been structured into three sub-segments—Country Inn Premier, Country Inn Smart Stays, and the standard Country Inn—allowing the company to target different price points within the same market.
In the boutique-luxury segment, Espire launched ZANA Luxury Resorts in August 2022 to address demand between budget and ultra-luxury offerings. The brand has expanded across Udaipur, Ranthambore, Jim Corbett, and Rishikesh, with upcoming openings in Dehradun and Theog.
Future ZANA developments are planned in key domestic and international destinations including Varanasi, Bengaluru, Goa, Noida, Coorg, Nepal, and Dubai, reflecting the company’s intent to scale the brand across high-demand leisure and urban markets.
