Major Events Drive Melbourne and Milan Hotel Rates Through Sport
Melbourne's packed September calendar pushed hotel rates and revenue to unprecedented levels for the month. The AFL Grand Final, the first NFL game in Australia and the Melbourne Royal Show combined to fuel demand.
Melbourne hotel rates September 2026 hit a record. Average daily rate (ADR) reached AUD 242.11 (US$157), up 16.2% year over year. Revenue per available room (RevPAR) surged 27.5% to AUD 182.99 (US$119). Occupancy climbed 9.7 percentage points to 75.6%.
The biggest spike came on Saturday, September 26. Fremantle faced Brisbane in the AFL Grand Final that night. Occupancy reached 93.4%. ADR jumped to AUD 420.50 (US$273) and RevPAR hit AUD 392.84 (US$255). The Melbourne Royal Show, running from September 24 to October 4, added more demand. Melbourne also recorded its highest September occupancy since 2019.
Sport had already driven a sharp increase earlier in the month. The Los Angeles Rams met the San Francisco 49ers at the Melbourne Cricket Ground on September 11. It was the NFL's first game in Australia. Occupancy hit 89.3% on the preceding night. ADR reached AUD 372.09 (US$242) and RevPAR climbed to AUD 332.12 (US$216).
Major Events Drive Milan Hotel Rates Toward Olympic Highs
Milan also benefited from a busy international calendar. The Italian Grand Prix and Milan Fashion Week helped rates approach the levels seen during the Winter Olympic Games in February. February remains the only month with higher ADR and RevPAR.
Milan hotel rates September 2026 show strong gains. ADR stood at EUR 310.04 (US$360), up 7.2% year over year. RevPAR rose 8.9% to EUR 261.17 (US$303). Occupancy rose 1.6 percentage points to 84.2%, the strongest since October 2019.
The Italian Grand Prix produced the highest daily result on September 5. Occupancy reached 95.3%. ADR climbed to EUR 444.75 (US$516) and RevPAR peaked at EUR 424.07 (US$492).
Trade Fairs and Fashion Week Lift Milan Hotel Demand
Trade fairs also contributed. Occupancy reached 94.7% on September 15, the final day of MICAM Milano. That day also saw the opening of the SIMAC tanning tech exhibition. ADR stood at EUR 301.17 (US$349) and RevPAR at EUR 285.21 (US$331).
Milan Fashion Week ran from September 22 to 26. Occupancy reached 93.5% on the second night. ADR peaked at EUR 396.59 (US$460) and RevPAR at EUR 358.30 (US$416) on the fourth night. Occupancy exceeded 70% on all but two nights in September.
What Event Demand Means for Hotels
The figures show how events can concentrate demand and lift hotel revenue. The effect is strongest when several attractions overlap within a short period. Hotels in event cities can use this pattern to plan pricing and staffing. Readers can find more data on the CoStar website.
