MUMBAI, May 24, 2026: Perceptive Ideas Consulting Engineers has completed its structural consultancy assignment for Aurika, Mumbai International Airport – Luxury by Lemon Tree Hotels, a 669-room ultra-luxury hotel located in Mumbai's Skycity area adjacent to Chhatrapati Shivaji Maharaj International Airport Terminal 2.

The completion of the structural consultancy scope marks a key milestone in the development of one of the largest luxury hotel projects currently under construction in India, a property that combines a high room count with premium amenities across a technically demanding urban site.

The Aurika Mumbai International Airport property carries Lemon Tree Hotels' ultra-luxury brand positioning. It offers 669 rooms and suites alongside fine dining venues, expansive banqueting and conferencing spaces, a spa, a fitness centre and a rooftop swimming pool. The design draws its inspiration from Mumbai's architectural heritage and mid-century modern aesthetics, combining period design references with a contemporary luxury finish.

The Skycity location places the hotel within minutes of Terminal 2, the primary international terminal at CSIA, giving it direct access to the airport-adjacent demand that has historically been underserved by luxury-grade accommodation in Mumbai despite the city's position as India's busiest international aviation hub.

Structural engineering scope: foundation to facade integration

Perceptive Ideas delivered a comprehensive structural engineering package for the project covering foundation design development, the creation of structural systems capable of carrying the heavy loading demands of a large hotel complex, and the integration of structural elements with mechanical, electrical and plumbing systems as well as the architectural design.

The scope required the firm to navigate a set of compound engineering challenges: the project's scale, the premium architectural design brief, including the rooftop pool and long-span banqueting areas — and the constraints imposed by a dense urban construction site with limited staging area and complex underground conditions typical of Mumbai's coastal geology.
