Cheyne Capital Italian resort refinancing has been agreed for Portopiccolo Sistiana on the Gulf of Trieste. The investment group has arranged a loan facility to back the deal. Top Hotel Projects reported the news. Cheyne's own site is the Cheyne Capital website.
Cheyne Capital Italian Resort Refinancing Backs a Major Asset
Portopiccolo Sistiana sits on the coast in the Gulf of Trieste. It includes the five star Tivoli Portopiccolo Sistiana Wellness Resort & Spa. Retail, residential and parking assets are linked to the hotel.
The project is self contained. It has 203 apartments and a marina with 110 berths. The hotel soft opened in 2023 and launched formally in 2024. It is the first Tivoli hotel to open in Italy.
What Cheyne Capital Said About the Italian Resort Refinancing
Daniel Schuldes, co head of European real estate at Cheyne, called the site a high quality destination. He said it combines a luxury hotel, residences and leisure amenities. He also said the deal reflects Cheyne's continued belief in well located European hospitality and residential assets.
Schuldes said Cheyne is pleased to work with an experienced sponsor like HIG on the next phase. Cheyne is a regular backer of hotel projects. It recently financed the purchase of a London serviced apartment portfolio. The 587 room portfolio will get a major upgrade and a new luxury extended stay brand.
HIG Capital and the Italian Resort Refinancing
The resort was developed with backing from HIG Capital. The investor often puts funds into hospitality. In 2024, it pooled several Greek hotel assets to create Ella Resorts. Those properties span Rhodes, Corfu and Crete.
Tivoli has a heritage dating back to the 1930s. Today it is part of the Minor International portfolio. The Thai based group is growing in Europe through brands such as NH and Anantara. This Minor International hotel expansion now supports a wider Tivoli rollout.
Tivoli Growth Beyond the Italian Resort Refinancing
In Europe, Tivoli Benidorm will open in late 2027. It is a 200 room new build. In Portugal, the Convento das Servas Resort in Borba will open in 2028 after refurbishment of an existing property.
In Asia, the Tivoli name is heading to Yining and Xiamen. In Mexico, a Tivoli resort with branded residences will open in early 2027. It will be part of the historic Casona 333 complex in Merida, Yucatan. The project will include a spa, an outdoor pool and a restaurant.
Tivoli is also coming to the Middle East. Tivoli Bilaj Al Jazayer Bahrain Resort is due in the third quarter of 2027. It will sit beside the Avani Bilaj Al Jazayer Bahrain Resort. The two hotels will share pools, restaurants and a beach club.
