Historic Westin Peachtree Plaza Enters New Chapter Under Portman Ownership
Portman acquires Atlanta’s landmark Westin Peachtree Plaza hotel and plans a major renovation ahead of Super Bowl LXII in 2028.
ATLANTA, United States — Portman Hospitality Fund I has announced the acquisition of the iconic Westin Peachtree Plaza in downtown Atlanta from Marriott International, marking the first investment under the firm's newly launched hospitality fund focused on large-scale value-add hotel assets.
The 1,073-room full-service hotel will remain under Marriott International management through a long-term agreement while Portman undertakes a comprehensive renovation and repositioning strategy.
Landmark Atlanta Hotel Begins New Era
The Westin Peachtree Plaza is one of Atlanta’s most recognizable landmarks. Designed and originally developed by Portman founder John C. Portman Jr., the 73-story cylindrical tower opened in 1976 as the tallest hotel in the world. Today, it remains the tallest hotel in Georgia and a defining feature of Atlanta’s skyline.
Located in the city's business and entertainment district, the property sits close to major attractions including the Georgia World Congress Center, Mercedes-Benz Stadium, State Farm Arena, and the Centennial Yards redevelopment district.
Major Renovation Planned Before Super Bowl 2028
Portman has confirmed plans for a large-scale renovation program targeting guestrooms, public areas, and meeting facilities. The modernization project is scheduled for completion before Atlanta hosts Super Bowl LXII in 2028.
The investment aligns with Portman Hospitality Fund I’s strategy of acquiring established branded hotels in major U.S. cities and creating long-term value through strategic reinvestment, operational improvements, and brand repositioning.
Strengthening Portman’s Hospitality Portfolio
The acquisition expands Portman’s growing hospitality platform, which now includes eight hotels across five major U.S. markets with more than 4,000 guestrooms and approximately $1.5 billion in hospitality assets under management.
The transaction follows Portman’s acquisition of the Westin Cincinnati in 2025 and reinforces the company's focus on hospitality-led investments in key urban markets.
Atlanta’s Tourism and Events Market Continues to Grow
Atlanta continues to strengthen its position as a major convention, sports, and tourism destination. Upcoming events, including Super Bowl LXII and other large-scale sporting and entertainment gatherings, are expected to drive significant visitor demand across the city’s hospitality sector.
The renovation of the Westin Peachtree Plaza is expected to further enhance Atlanta’s accommodation offering while preserving one of the city’s most historically significant hospitality landmarks.
