Suba Hotels Vadodara Signs 75-Key Comfort Inn Project
Suba Hotels Vadodara signs a 15-year revenue-sharing agreement with Kanha Realty to develop and operate a 75-key Comfort Inn hotel in Gujarat.
Vadodara, May 7, 2026 — Suba Hotels Limited has entered into a binding agreement with Kanha Realty to develop and operate an approximately 75-key Comfort Inn hotel in Vadodara, Gujarat, under a revenue-sharing arrangement, marking a continued expansion of its asset-light portfolio in key regional markets.
The agreement, disclosed under SEBI’s Listing Obligations and Disclosure Requirements on May 7, 2026, lays out a long-term commercial deal between Suba Hotels as operator and Kanha Realty, led by partner Ankit Thakkar, as owner. The hotel will come up off OP Road in Vadodara. Positioning: upscale, business-focused.
75-key Comfort Inn planned with F&B and banquet facilities
The project will house around 75 rooms. And it’s not just about keys.
The plan includes one F&B outlet, a lounge, and one to two banquet halls, backed by full service infrastructure including basement facilities.
That signals where the real play is, events, meetings, and small corporate gatherings. Not just room nights.
Comfort Inn branding puts it in the mid-to-upscale bracket. Familiar name. Predictable demand.
15-year revenue-sharing agreement under asset-light model
This is a 15-year revenue-sharing deal, with a lock-in for the same period. Right now, it sits as a binding letter of intent. Final agreements will follow.
Suba Hotels runs the property. Kanha owns it.
Simple. And effective.
No heavy capital spend for the operator. Faster scale, lower risk. That’s the playbook more hotel groups are sticking to.
The company has also made it clear, this isn’t a related party deal. No changes to ownership. No management reshuffle.
Strategic expansion strengthens Gujarat presence
Gujarat is not a side market anymore. It’s a core growth zone.
Strong industrial base. Constant business travel. And rising demand for organised hotels.
This Vadodara project fits neatly into that demand curve, corporate stays, transit traffic, and event-led bookings.
Location off OP Road adds another advantage. Good access. Solid commercial catchment.
And again, the bigger story, Suba is scaling through partnerships, not ownership. Faster moves, less friction.
No change in ownership structure or control
Suba Hotels has confirmed there’s no promoter or group-level link with Kanha Realty.
Everything is at arm’s length. No shifts in control. No internal overlap.
For now, the binding agreement sets the direction. The finer commercial terms will come later.
But the signal is already clear, asset-light deals like this are no longer optional. They’re becoming the default route for expansion in India’s hotel market.
