AHMEDABAD, May 28, 2026: Adani Airport Holdings Limited and Bastian Hospitality have launched Maison Twenty-Seven, a 52,000 sq ft integrated lifestyle, dining and wellness destination adjoining Terminal 2 at Sardar Vallabhbhai Patel International Airport in Ahmedabad. The venue began dinner services on May 21, 2026, and marks Bastian Hospitality's first presence in Ahmedabad after a decade of operations across Mumbai, Pune and Bengaluru. Positioned close to both the airport arrivals area and GIFT City, one of India's emerging financial and business districts, Maison Twenty-Seven is designed to serve travellers, business professionals, families and residents within a single format rather than segmenting those audiences across different venues.

The scale of the project is the first thing worth understanding. Fifty-two thousand square feet is not a restaurant, a spa or a coworking space, it is a destination that happens to contain all three, alongside a games arcade, a bakery, indoor and outdoor seating zones, family entertainment areas, a gifting concept called the Temptation Room and a wellness programme that runs from cryotherapy and flotation therapy to sound healing and yoga studios. That breadth is either the most ambitious airport-adjacent hospitality concept India has seen or a format trying to do too many things at once. The execution over the coming months will settle that question.

Maison Twenty-Seven Ahmedabad Opens at SVPI Airport as Adani and Bastian Build a Lifestyle Destination

Arun Bansal, CEO of AAHL, described Maison Twenty-Seven as a direct expression of how the group thinks airports should function in India's urban landscape.

"At Adani airports, we are reimagining airports as dynamic lifestyle and social ecosystems that extend far beyond travel. Maison Twenty-Seven reflects our commitment to creating experiences that are immersive, future-ready and rooted in evolving consumer aspirations. From hospitality and wellness to dining and community spaces, every aspect of the destination has been shaped through a deeply hands-on approach to how modern travellers and urban consumers want to engage, pause and connect. As Ahmedabad and GIFT City continue to emerge as globally significant growth hubs, we believe destinations like Maison Twenty-Seven will redefine the role airports play in shaping urban experiences."

— Arun Bansal, CEO, Adani Airport Holdings Limited

The phrase "dynamic lifestyle and social ecosystems that extend far beyond travel" is the key to understanding AAHL's broader strategy. Indian airports, particularly those in the Adani portfolio — have been generating increasing non-aeronautical revenue through retail, food and beverage and hospitality infrastructure. Maison Twenty-Seven is the most comprehensive single expression of that strategy to date.

Ranjit Bindra on What a Decade of Bastian Hospitality Built Toward

For Bastian Hospitality, the Ahmedabad opening is a milestone that its founder framed explicitly in the context of the brand's ten-year journey.

"Maison Twenty-Seven represents an important evolution for Bastian Hospitality as we complete ten years of creating experiential dining and lifestyle destinations in India. We wanted to build a space that responds to how modern consumers increasingly travel, work, recover and connect. Ahmedabad, with the rapid growth around SVPIA and GIFT City, offered the perfect environment for a concept that brings together hospitality, wellness and community in a globally relevant format."

— Ranjit Bindra, Founder, Bastian Hospitality

Bastian's track record in Mumbai, Pune and Bengaluru is in experiential dining and lifestyle venues, properties that combine food quality with a sense of occasion and social energy that casual dining formats cannot match. Maison Twenty-Seven extends that format significantly, adding wellness infrastructure and community spaces at a scale Bastian has not operated before. Whether the brand's hospitality DNA carries consistently across 52,000 sq ft of varied format is the operational challenge at the core of this launch.

Shilpa Shetty on Wellness as the Central Concept, Not the Optional Add-On

Actor, entrepreneur and Bastian Hospitality co-founder Shilpa Shetty positioned the wellness component of Maison Twenty-Seven as the conceptual anchor rather than an amenity alongside the dining.

"Wellness today is no longer limited to fitness. It shapes how people travel, recharge, spend time with family and build meaningful everyday experiences. What makes Maison Twenty-Seven special is the way it brings together recovery, hospitality, dining and community within one thoughtfully designed space that feels both elevated and inclusive."

The wellness programme at Maison Twenty-Seven is serious by the standards of any Indian hospitality venue, let alone one at an airport. Cryotherapy, hot and cold plunge pools, sauna and steam, flotation therapies, yoga and sound healing studios alongside salon services and fitness spaces represent a wellness infrastructure that competes with dedicated urban wellness centres. The question of who among Ahmedabad's travellers and professionals will allocate time in an airport-adjacent format for this level of recovery experience will be answered by footfall data over the next year.

The Culinary Programme and Pranaam Integration Give the Format Real Functional Range

The food and beverage programme at Maison Twenty-Seven spans transit dining, business meals, family dining, wellness-oriented menus, café formats and late-night hospitality, an operational range that requires different kitchen, service and staffing configurations to run consistently. Bastian Bakery within the venue adds a retail food dimension alongside the restaurant service, and the Temptation Room targeting gifting and celebration occasions adds another revenue stream that extends the venue's relevance beyond meal times.

The integration of AAHL's Pranaam premium passenger services platform with Maison Twenty-Seven is the most commercially intelligent detail in the announcement. Pranaam currently handles meet-and-greet, lounge access and airport assistance services for premium travellers across Adani airports. Connecting those travellers to Maison Twenty-Seven while they manage boarding, or while waiting for arriving passengers, creates a captive, high-value audience that no standalone off-airport lifestyle venue can replicate.

Airport-Led Lifestyle Infrastructure Is the Thesis Adani Is Testing at Scale

Maison Twenty-Seven is the most visible evidence yet of a strategy Adani Airport Holdings has been building toward systematically, the transformation of Indian airports from transit infrastructure into mixed-use urban destinations that generate economic and social value for the surrounding city, not just for the passengers passing through. The group's recent collaboration with IHG Hotels and Resorts to develop airport-linked hotels across key Indian cities sits within the same strategic frame.

Ahmedabad is a logical first city for this thesis at full scale. GIFT City's emergence as India's international financial services hub has created a new class of high-frequency business traveller passing through SVPIA, professionals who combine international travel schedules with the demands of a globally oriented work environment, and who have both the disposable income and the time sensitivity to appreciate a premium lifestyle destination that sits between the airport and the city rather than requiring a separate trip. Bastian Hospitality's format is a direct response to that profile. Whether it earns the repeat visits that will make the economics work at 52,000 sq ft is what the next twelve months will measure.
